Real Estate Sales

What courses do I need to take to get certified as a real estate salesperson?
RES E15 Real Estate Fundamentals, for non-credit. You must receive a 75% or better in the class to pass.

What happens after I take the class?
If you have successfully passed the class you will receive a transcript in the mail for the class in about two weeks. This transcript has a raised school seal and is different than the regular Triton College transcript. It is specific to real estate. You must then take and pass the state exam. You have up to three years from the day that you begin your real estate class to sit for the state exam and you have three times to pass it.

How many chances do I have to take and pass the state exam?

Real Estate Brokers License

What's the difference between a real estate sales person and a broker?
As a broker you can manage your own real estate office as well as sell real estate.

What courses do I have to take to become a real estate broker if I already have my sales license?
In addition to RES E15 you must take:

  • RES E30 Contracts and Conveyances
  • RES E31 Advanced Principles
  • RES E32 Brokerage Administration
  • RES E33 Real Estate Finance
  • RES E34 Property Management
All courses are non-credit courses. You must pass each course with a 75% or better. It is possible to complete all five courses in one semester. Although it is strongly recommended, the courses do not have to be taken in sequential order. It is also highly recommended that you sign up for all five courses at once, since they fill up quickly and there is no guarantee that a seat will be saved for you.

Home Inspection

What courses do I need to take to get certified as Home Inspector?
RES E35 for non-credit will fulfill the 60 hour requirement. You must pass the class with a 70% or better.

What happens after I take the class?

The transcript will have a raised school seal and is different than the regular Triton College transcript. You can then sit for the state exam. You have three tries to pass the exam.

Appraiser

How many different types of Appraiser Licenses are there and what is the difference between them?
There are 3 types:

Associate Real Estate Appraiser- qualifies a candidate to prepare appraiser reports of all types of property under the direction of a Certified Residential or General Real Estate Appraiser.

Certified Residential Real Estate Appraiser- Can be an independent fee appraiser qualified to all residential properties up to four units regardless of value. As of January 2008, all Certified Residentials who do not already have their license must have an associates degree.

Certified General Real Estate Appraiser- Independent fee appraiser with no restrictions as to scope of practice. As of January 2008, all Certified Generals who do not already have their license must have a Bachelors degree.

What are the course requirements for each of the appraisers?
Associate Real Estate Appraiser:

  • RES E20 - Foundations of Real Estate Appraisal
  • RES E21 -Appraising the Single Family Residence
  • RES E22 - Standards of Professional Practice
  • All of these courses combined fulfill the 75 hour requirement for Associate Real Estate Appraiser. You must receive at least a 70% to pass each course.
  • Upon completion of these courses, you must sit for the state exam and will have three times to pass it.
Certified Residential Real Estate Appraiser:
All Associate Real Estate Appraiser requirements plus:
  • RES E23- Residential Report Writing
  • RES E24- Non-Residential Real Estate Procedures
  • Must receive a 70% in all courses.
  • Upon completion of the Certified Residential Real Estate course requirements and prior to sitting for the state exam, the student must have 2500 experiential appraiser hours in no less than 24 months.
Certified General Real Estate Appraiser:
All Associate and Residential Resquirements, plus:
  • RES E01- Income Approach
  • RES E11- Non-residential Report Writing
  • RES E12- Appraising Large Apartment Complexes
  • Must receive a 70% in all courses.
  • Prior to taking state exam, must have 3000 experiential hours in appraising within 30 months.
  • As of Jan, 2008 must have bachelors degree.
